2. Purpose of these Terms and Conditions
These Terms and Conditions govern the electronic purchase of services offered by Digital Landing through its website, payment links, private activation pages, email, WhatsApp or other channels used in the sales process.
Digital Landing provides practical assistance, organisation, guidance and operational review services relating to international relocation and the practical assessment of housing opportunities.
Digital Landing does not act as a traditional real estate agency, legal representative, administrative services firm, contract adviser, property manager, guarantor of successful cohabitation or custodian of accommodation-related payments.
3. Documents Forming Part of the Contract
The contract for each service may comprise the following documents:
- The information and price displayed on the activation or checkout page.
- These Terms and Conditions for the Purchase of Services.
- The specific terms of the package purchased.
- The Service Order for the relevant package.
- The purchase or activation confirmation sent by Digital Landing.
- The Privacy Policy, in relation to the processing of personal data.
- The Legal Notice and Cookie Policy, in relation to use of the website.
The specific terms presented to the customer at checkout shall prevail over the general terms where they more specifically govern the date, location, time, price or specific surcharges for the service, in all cases without prejudice to the customer's rights under applicable consumer law.
In the event of any inconsistency, the interpretation most favourable to the consumer shall apply where required by law.
4. Who May Purchase the Services
The services may be purchased by:
- the resident who will receive the service directly;
- a family member;
- a financial sponsor;
- any other person purchasing the service for the resident's benefit.
The contracting party declares that they:
- are of legal age and have full capacity to enter into the contract;
- will provide complete, current and accurate information;
- have sufficient authority to provide the resident's data and those of other persons connected with the service;
- have informed those persons where Digital Landing needs to process their data to perform the service;
- will assume the payment obligations arising from the contract.
Where the contracting party and the resident are different persons, the person placing the order shall be financially responsible for the contract, without prejudice to any operational obligations to be fulfilled by the resident benefiting from the service.
5. Electronic Contracting Process
The general contracting process is as follows:
- The customer accesses the service activation page.
- The customer reviews the main features, scope, price, surcharges, service area, operating hours and exclusions.
- The customer enters the requested information.
- The customer reviews and corrects any errors before continuing.
- The customer selects the mandatory checkboxes, which will be unselected by default.
- The customer views or downloads these Terms and Conditions and the applicable Service Order.
- The customer clicks the payment or purchase button.
- The customer makes payment through Stripe or another expressly enabled payment method.
- The customer receives an electronic acknowledgement of receipt or confirmation.
- Digital Landing reviews operational feasibility and confirms or declines activation of the appointment.
The language of the contract shall be the version selected by the customer from those available.
Digital Landing shall retain electronic evidence of the contract, including the date and time, the contracting party's basic identity details, the service, the amount, the version of the terms accepted and the status of the mandatory checkboxes.
The customer may request a copy of the accepted terms by emailing atencionaclientes@dlanding.com.
6. Order with an Obligation to Pay
The final button used to complete the purchase shall state clearly that the action entails an obligation to pay.
The wording used may include:
“Pay and request activation”
or any other equally clear wording informing the customer that the action entails an obligation to pay.
Before clicking the button, the customer will be shown the total price, including applicable surcharges and taxes where required by law.
7. Prices, Taxes and Surcharges
The prices displayed during the contracting process are final consumer prices and include applicable taxes where required by law.
The customer will be shown the total price before being redirected to Stripe.
Surcharges will be applied only where they:
- have been disclosed in advance;
- are itemised at checkout;
- have been accepted before payment;
- relate to the specific conditions selected by the customer.
After payment, Digital Landing will not impose any surcharge that was not disclosed and accepted in advance, unless the customer subsequently requests a change that materially alters the contracted location, date, time or scope.
8. Payment Processing
Electronic payments will be processed through Stripe or another provider expressly identified during the contracting process.
Digital Landing does not directly receive or store the full payment card details used for payment.
Payment through Stripe provides evidence that an activation request has been received, but does not automatically reserve an appointment time or, in itself, guarantee Digital Landing's operational availability.
9. Operational Confirmation of the Service
Final activation of the service requires:
- Payment in full.
- Acceptance of the applicable terms.
- Receipt of the minimum information required.
- Compliance with the requirements relating to the service area, operating hours and advance notice.
- Express confirmation of operational feasibility by Digital Landing.
After payment, Digital Landing will send a confirmation by email or WhatsApp indicating one of the following statuses:
- activation confirmed;
- additional information required;
- proposed change of date or time;
- service area or surcharge requires review;
- service cannot be provided for operational reasons.
If Digital Landing cannot provide the requested service and the customer does not accept a reasonable alternative, the full amount paid will be refunded through the same payment method without undue delay.
The customer's request for immediate performance will allow Digital Landing to begin work as soon as operational feasibility has been confirmed, without waiting until the ordinary withdrawal period has expired.
10. Obligations of the Contracting Party
The contracting party shall:
- provide accurate and sufficient information;
- ensure that the appointment details are correct;
- arrange the appointment directly where the package so requires;
- inform the person showing the room that Digital Landing will attend;
- respond to operational requests with reasonable promptness;
- notify Digital Landing of changes or cancellations as soon as possible;
- not provide unnecessary documents or personal data;
- use the deliverables solely for the contracted purpose;
- respect third-party privacy and intellectual property rights.
Digital Landing shall not be liable for delays, inability to gain access or errors caused by incorrect, incomplete or outdated information provided by the customer.
11. Third-Party Personal Data
Where the customer provides the name, phone number, email address or other contact details of a person showing a room, a person responsible for the accommodation, a resident, a family member or a financial sponsor, the customer declares that:
- the data are necessary to perform the service;
- the customer may lawfully disclose them;
- the relevant person has been informed, where appropriate, that Digital Landing will use the data for operational purposes;
- the customer is not providing data that are excessive, highly personal or unrelated to the purpose of the service.
Digital Landing will use such data solely to arrange the appointment, provide the service, communicate where necessary and maintain operational records, in accordance with its Privacy Policy.
12. Right of Withdrawal
Where the contracting party is legally considered a consumer and the contract is concluded at a distance, the contracting party shall generally have fourteen calendar days from the conclusion of the contract to exercise the right of withdrawal, unless a statutory exception applies.
To exercise the right of withdrawal, the customer may send an unequivocal statement to:
Email: atencionaclientes@dlanding.com
Postal address: Ronda Zamenhof 151 8-2, Sabadell, Barcelona, 08201.
The customer may use the model form included at the end of these Terms and Conditions, but is not required to do so.
13. Request for Immediate Performance
At checkout, the customer may expressly request that Digital Landing begin providing the service before the statutory withdrawal period has expired.
If the customer withdraws after performance of the service has begun, they must pay an amount proportionate to the part actually performed up to the time when they communicate their decision to withdraw.
In calculating that amount, the following may be taken into account, as appropriate:
- preliminary review of the listing;
- analysis of information;
- reservation of appointment time;
- operational coordination;
- communications made;
- preparation for the visit;
- travel commenced;
- visit or attempted visit carried out;
- preparation of deliverables.
Once the service has been fully performed, the customer will lose the right of withdrawal in relation to that service where:
- the customer expressly requested performance to begin before the withdrawal period had expired; and
- the customer acknowledged in advance that the right of withdrawal would be lost upon full performance of the service.
This provision does not limit any other rights granted to the customer under consumer law.
14. Cancellations, Changes and Rescheduling
Changes to the date, time, municipality, address or conditions of the appointment will be subject to:
- operational availability;
- service area;
- operating hours;
- advance notice;
- work already performed;
- any applicable surcharges.
Where the customer gives at least 24 hours' notice of cancellation and Digital Landing has not begun substantive operational work, the appointment may be rescheduled without counting as an attempt, subject to availability.
Where less than 24 hours' notice of cancellation is given, or Digital Landing has prepared the review, reserved appointment time, commenced travel or devoted significant operational time, the corresponding service may be deemed wholly or partially performed.
This rule shall at all times be applied without prejudice to the right of withdrawal and the obligation, where applicable, to calculate the part of the service actually performed on a proportionate basis.
If the cancellation is attributable to Digital Landing, the customer may choose to:
- reschedule at no additional charge; or
- receive a refund for the part of the service not performed.
15. Safety and Conditions of Performance
Digital Landing may decline, suspend or terminate a visit where there is:
- a reasonable risk to personal safety;
- an address that is false, incomplete or different from the address provided;
- an inability to gain access;
- intimidating, aggressive or unlawful behaviour;
- a refusal to permit a minimum level of observation;
- material changes that were not disclosed;
- any circumstance preventing the service from being performed reasonably and safely.
Where the inability to perform the service is attributable to the customer or a person connected with the appointment, the rules on work performed, attempts and proportionality shall apply.
16. Recordings, Photographs and Privacy
The ability to record video or take photographs will depend on:
- permission from the person showing the room;
- the privacy of the persons present;
- the characteristics of the property;
- safety conditions;
- the practical feasibility of recording.
Digital Landing will take reasonable steps to avoid capturing:
- faces;
- documents;
- family photographs;
- screens;
- vehicle registration plates;
- keys;
- access codes;
- exact addresses;
- sensitive personal items;
- unnecessary private information.
Where recording or photography is not possible, Digital Landing may replace visual evidence wholly or partially with practical notes, without this constituting a breach of contract.
17. Use of Deliverables
The videos, photographs, observations, notes and practical assessments provided by Digital Landing are supplied solely to enable the customer to evaluate the specific option reviewed.
The customer must not:
- publish the materials;
- redistribute them;
- sell them;
- incorporate them into listings or advertisements;
- share them publicly;
- use them to harm any third party's privacy or reputation;
- present them as legal or technical certification.
Delivery of the materials does not transfer any intellectual property rights or authorise their use for any purpose other than the contracted purpose.
18. Nature of the Assistance and No Guarantees
Digital Landing's obligation is to exercise reasonable care and skill, not to achieve a particular result.
Digital Landing undertakes to devote time, practical experience, organisation, observation and assistance within the contracted scope.
Digital Landing does not guarantee:
- that a room will remain available after the visit;
- that the resident will be accepted;
- that a formal contract will be entered into;
- that a reservation or payment made to a third party will be secure;
- that the information in the listing is accurate;
- that the person showing the room has sufficient legal capacity or authority;
- that future cohabitation will be satisfactory;
- that registration on the municipal residents' register (empadronamiento) will be possible;
- that no latent defects will be present or become apparent;
- that the option is free from fraud;
- that any particular immigration, administrative, banking or academic outcome will be achieved.
The final decision to proceed, make a reservation, pay, sign, accept terms or reject the option rests with the customer and/or the resident.
19. Complaints and Customer Service
Enquiries, incidents and complaints relating to the contract may be sent to:
atencionaclientes@dlanding.com
The communication should include, where possible:
- name of the contracting party;
- email address used for the purchase;
- activation identifier;
- service purchased;
- description of the issue;
- relevant documentation.
Digital Landing will endeavour to respond within a reasonable time and will retain the records necessary to handle the complaint.
20. Data Protection
Personal data processed in connection with the contract will be used to:
- manage the request;
- process the payment;
- assess operational feasibility;
- provide the service;
- maintain communications;
- deliver materials;
- retain contractual evidence;
- handle complaints.
The data will be processed in accordance with the Privacy Policy published at:
www.dlanding.com/politica-privacidad/
The customer may exercise their rights by using the email address specified in that policy.
Acceptance of these Terms and Conditions does not replace or bundle any optional consents for purposes unrelated to the contract.
21. Confirmation on a Durable Medium
After the contract is concluded, Digital Landing will send the customer an email or equivalent communication that can be retained and that includes or links to:
- the service purchased;
- the total price;
- surcharges;
- essential details of the request;
- payment status;
- operational status;
- the version of these Terms and Conditions;
- the applicable Service Order;
- information on the right of withdrawal;
- Digital Landing's contact details.
An automatic acknowledgement of receipt does not necessarily constitute operational confirmation of the appointment.
22. Changes to these Terms and Conditions
Digital Landing may update these Terms and Conditions to reflect legal, technical, commercial or operational changes.
The version applicable to each contract shall be the version accepted by the customer when placing the order.
Later amendments will not apply retroactively to services already purchased, unless they are more favourable to the customer or are required by mandatory law.
23. Governing Law and Jurisdiction
These Terms and Conditions shall be governed by Spanish law and by any applicable European Union and regional consumer protection legislation.
Where the customer is legally considered a consumer, any dispute shall be submitted to the courts having jurisdiction under mandatory law. The consumer shall not be required to submit to courts other than those corresponding to the consumer's place of residence where such a requirement would not be legally valid.
24. Electronic Acceptance
Selecting the mandatory checkboxes and clicking the purchase or payment button constitute the customer's express acceptance of:
- these Terms and Conditions;
- the relevant Service Order;
- the scope and exclusions of the service;
- the total price;
- the request for immediate performance, where the specific checkbox is selected;
- the processing of personal data necessary to manage the contract.
The checkboxes will be unselected by default.
Digital Landing will retain evidence of the version accepted, the date, time, the contracting party's basic identity details and the status of each acceptance.

The standard operating hours are:
Monday to Friday, 09:00–17:00.

32. What Radar Verificado Excludes
The package does not include:
- searching for rooms;
- market prospecting;
- scheduling appointments;
- initial contact with persons responsible for the accommodation;
- negotiating the price, reservation, deposit, minimum stay or other terms;
- involvement in payments, signatures, receipts, security deposits or agreements;

33. Managing the Appointment
The appointment must be arranged directly by the resident, the contracting party or their family.
Before the visit, the contracting party must inform the person showing the room that Digital Landing will attend solely as external support for practical observation and visual documentation.
Digital Landing will not attend as a legal, contractual or real estate representative and will have no authority to:
- accept terms;
- negotiate;
- make a reservation;
- sign;
- make payments;
- assume commitments on the resident's behalf.
The contracting party confirms that they are authorised to provide the contact details required to manage the appointment and that the relevant person has been informed that Digital Landing will use those details for operational purposes.
34. Visit Attempts
An appointment may be deemed to count as an attempt where:
- Digital Landing has reserved appointment time and substantively prepared the review;

- the person showing the room fails to attend;
- access is denied;
- the option becomes unavailable without adequate notice;
- the terms change materially at the time of the visit;

The second attempt, where applicable, must relate to the same option and will be subject to operational availability.
35. Deliverables
After the review or the specified attempts have been completed, Digital Landing will provide, as applicable:
- real, unedited video footage;
- selected photographs;
- practical notes;
- an operational viability assessment.
An inability to obtain images will not prevent Digital Landing from delivering notes and observations.
36. Customer's Final Decision
The expressions “viable”, “viable with caution” and “not recommended” represent a practical assessment based on visible information and the circumstances observed during the review.
They do not constitute:
- certification;
- a guarantee;
- a technical opinion;
- a legal opinion;
- contractual validation;
- an assurance that the option is free from fraud;
- a binding instruction to the customer.
The final decision rests with the resident and/or the contracting party.
